In today's market it is imperative homes be properly priced and marketed aggressively. Neighborhoods and Communities do not benefit from having a home sit on the market for an extended period of time. Everyone wins when the real estate market remains strong!
Six areas I can assist in the home-selling process
Preparation: Before being placed on the market, homes must be in "show" condition. I can explain what repairs and upgrades are required for individual homes which are most likely to produce the best results.
Pricing: Brokers do more than price homes for sale, they also construct sale terms designed to speed the selling process. For example a home priced at $150,000 with a 2 percent seller credit to the buyer at closing will be far more attractive to purchasers than a home priced at $147,000.
Selecting the Right Type of Listing: Home owners who have the possibility of finding their own buyer (FSBO or friends or family) can opt for a rarely used listing agreement to maximize their market exposure without paying for buyers they find on their own.
Marketing: Execute strategies and programs to get the home sold. Typically this includes placement on the local MLS, Realtor.com, Homes.com, MySA.com as well as related marketing and venues. When assisting FSBOs I can share marketing venues that may be cost effective and provide market exposure.
Negotiation: Assist owners in the bargaining process, offering advice and counsel as offers are received and by working closely with mortgage officers, title companies and inspectors as required.
Closing: On average 25-30% of contracts never make it to closing. Navigating inspections, amendments, title and financing concerns is the specialty of a trained Realtor to make your home sale a reality! Although I'm not standing by your side 100% of the time when you sell your home on your own I am happy to walk you through the most perilous challenges, explain paperwork, provide contact phone numbers for inspectors, etc.
